Application Screening Criteria
Please read carefully before starting the application
WE RESERVE THE RIGHT TO DENY YOUR APPLICATION IF:
1.)You falsify anything on your application.
2.)Lack of, or negative, Landlord references.
3.)Do not have an employment history of at least 12 months.
4.)Have been evicted within the past 5 years.
5.) Do not have verifiable income that is at least 3x monthly rent
Each adult applicant (over 18 years of age) must fill out an application completely.
Management reserves the right to reject any application that is incomplete, falsified, or does not meet the criteria.
A driver’s license, or other government issued identification card with photo, is required. Copies of two most recent pay stubs. Copy of any other income documentation. All items must be emailed to jrpropertiesrentalapplications@gmail.com when you submit your application in order for your application to be processed.
Please review our list of criteria. If you feel you meet the criteria, please apply. Please note that we provide equal housing opportunity; we do not discriminate on the basis of race, color, religion, sex, handicap, national origin, familial status, marital status, sexual orientation, lawful source of income, age or ancestry. The rental unit will be available to the first applicant that completes the application, provides the identification requested, fulfills the following criteria and pays the earnest money deposit.
OCCUPANCY: No more than TWO persons per bedroom will be allowed in a unit.
RENTAL HISTORY VERIFIABLE FROM UNBIASED SOURCES:
It is your responsibility to provide us with information necessary to contact your past landlords. We reserve the right to deny your application if , after making a good faith effort, we are unable to verify your rental history. Good past housing references with a minimum of 3 years of immediate past history. Past housing references shall include a record of timely payment, record of abiding by lease rules, record of not disturbing neighbors and record of respect for property.
Your application can be denied if previous landlords would be disinclined to rent to you again for any reason pertaining to the behavior of yourself, your pets, or others allowed on the property during your tenancy.
Your application may be rejected if within the last Five (5) years there has been an eviction action filed against you.
We will make every reasonable effort to check an application promptly, but please remember that the time required depends upon the availability and cooperation of your reference sources.
We want to make sure that people do not use rental units for illegal activity. To that end we have a thorough screening process. If you meet the application criteria and are accepted, you will have the peace of mind of knowing that other renters in this building are being screened with equal care, and that the risk of illegal activity occurring in the area is reduced.
Security deposits are nonrefundable. If this application is approved, and you fail to enter into a lease or rental agreement, the earnest money and any subsequent payments will not be refunded and be retained to compensate the Landlord’s costs and damages, subject to the Landlord’s duty to mitigate.
